Looking for Investor

I want to purchase a small home in PA. Home is being sold for $60,000. Terms to be negotiated, but prefer no early payment penalty. My credit is damage but have solid income. I live in Maryland, but the property is about 100 miles away in Pennsylvania. Planning to make PA my primary residence. Willing to work out non traditional deal.
